When a VA borrower is facing foreclosure, the VA can make payments directly to the servicer to bring the loan completely current — eliminating the delinquency and stopping the foreclosure. The borrower then owes the VA (not the servicer) for the amount of the refund, and repays it on flexible terms set by the VA. This is fundamentally different from a loan modification: the loan terms don't change, the servicer is paid in full for past-due amounts, and the borrower gets a clean slate. Think of it as the VA 'buying' your delinquency from the servicer and giving you much more flexible repayment terms. This program alone has saved thousands of veterans' homes.

Call the VA Loan Technician hotline: 1-877-827-3702. Explain your situation and request evaluation for the VA Refund Program.
A VA Loan Technician will be assigned to your case. They will contact your servicer and request the information needed to evaluate a refund.
Provide the VA with: your financial information (income, expenses, assets), documentation of your hardship, and evidence of your ability to repay the refund amount.
The VA will calculate the total delinquency (past-due payments, late fees, legal costs) and determine if a refund is in the government's interest.
If approved, the VA sends the payment directly to the servicer. The servicer must apply it to your loan and bring it current.
The VA will set up a repayment agreement for the refund amount. Repayment terms are negotiable — discuss your situation with the VA Technician.
