When a USDA borrower becomes 30+ days delinquent, the servicer is required to evaluate the borrower for Special Loan Servicing options before proceeding with foreclosure. The options available include: interest rate adjustment, term extension (up to 40 years), and a Mortgage Recovery Advance (MRA) — a unique USDA tool that can provide up to 30% of the unpaid principal balance as a zero-interest, no-monthly-payment junior lien. The MRA is functionally similar to FHA's partial claim but is unique to USDA loans. Many USDA borrowers and even some servicers are not fully aware of the MRA option — so knowing to ask for it can be the difference between saving and losing your home.
