VA-guaranteed home loans are one of the most valuable benefits available to veterans, active-duty service members, and eligible surviving spouses — and they come with foreclosure protections that go well beyond what conventional and FHA loans offer. The Department of Veterans Affairs has a direct financial interest in preventing VA loan foreclosures and maintains dedicated staff and programs specifically designed to help veteran homeowners who fall behind.

The most important VA-specific protection is the VA loan technician program. If your home was damaged in a federally declared disaster, the VA can request that your servicer grant a moratorium on payments for up to 12 months. The VA can also make your mortgage payments for up to 12 months in some circumstances through its special forbearance program. And if your ability to pay was impacted by a pandemic or economic crisis, the VA offers specific COVID-19 recovery options including the COVID-19 Veterans Assistance Partial Claim Payment program, which allows past-due amounts to be moved to a zero-interest junior lien paid only when the home is sold or refinanced.

The DOJ's Servicemembers and Veterans Initiative actively pursues lenders who violate SCRA protections for VA loan borrowers.
