Redemption Period
No statutory right of redemption after non-judicial foreclosure sale. For judicial foreclosure: 12 months if mortgage debt is less than 2/3 of property value; none otherwise (Alaska Stat. § 09.35.250).
Deficiency Judgment Rule
Lender may pursue deficiency in non-judicial foreclosure within 3 months of sale. Fair-value limitation applies: deficiency is limited to difference between debt and fair market value of property at time of sale (Alaska Stat. § 34.20.100).
Notice Requirements
Notice of default recorded and mailed to borrower at least 30 days before sale. Notice of sale posted in public places and published in newspaper once per week for 4 consecutive weeks. Sale must be at least 3 months after default.
Mediation Program
