Freddie Mac Flex Modification
Freddie Mac's primary modification, designed to achieve a 20% P&I payment reduction (target 31% DTI). Waterfall: (1) capitalize arrears, (2) extend term to 480 months, (3) reduce rate (floor of 2% or current market rate), (4) principal forbearance (deferred, no-interest, balloon at payoff/sale). Basically identical to Fannie Mae Flex Modification but administratively separate.
Freddie Mac Enhanced Relief Refinance
Refinance option for borrowers who are current on their mortgage but have high interest rates. Allows refinancing with reduced documentation and potentially better terms, including rate-and-term and limited cash-out options.
Freddie Mac Disaster Relief Options
For properties in disaster-declared areas: forbearance plans up to 12 months, relief from late charges and penalties, suspension of foreclosure activities, and specialized disaster modifications. Freddie Mac also provides mortgage relief for National Emergency declarations.
Freddie Mac Borrower Help Centers
Freddie Mac operates Borrower Help Centers in select cities in partnership with HUD-certified counseling agencies. These centers provide free, in-person counseling for Freddie Mac borrowers, including help with loss mitigation applications modification document preparation.
How to File a Complaint
Since Freddie Mac does not directly service loans, resolve issues first with your servicer. If unresolved: contact Freddie Mac's Borrower Help team, file a complaint with FHFA (Freddie Mac's regulator), and/or file a CFPB complaint. Freddie Mac has a Consumer Complaint Resolution Process for unresolved servicing complaints. FHFA's Office of the Ombudsman also handles complaints about GSE servicer compliance.
Enforcement Actions
