HUD-Certified Housing Counseling: What to Expect
HUD-certified housing counselors provide free, unbiased foreclosure prevention advice. Learn what they can (and can't) do for you and how to find a legitimate counselor near you.
HUD-certified housing counseling agencies provide free, impartial advice to homeowners at risk of foreclosure. These counselors are trained and certified by HUD, operate as nonprofits, and do not profit from your decisions. They can explain your options, help you understand your mortgage documents, and prepare you for conversations with your servicer. But they have limits — and understanding what a counselor can and can't do is essential to getting the most from this free service.
What HUD counselors CAN do: explain your mortgage terms and the foreclosure process in your state, review your financial situation and help you create a budget, explain loss mitigation options (forbearance, modification, repayment, short sale, deed-in-lieu), help you prepare and organize documents for submission to your servicer, facilitate communication with your servicer (three-way calls), and provide referrals to legal services when you need an attorney. They CANNOT provide legal advice, represent you in court, prepare legal documents, negotiate with your servicer on your behalf, or guarantee that your servicer will approve a modification.
Finding a legitimate counselor: use the HUD website (hud.gov/findacounselor) or call 800-569-4287. All legitimate HUD-certified agencies are listed there. Warning: there are many 'foreclosure rescue' scams that pose as housing counselors but charge upfront fees for services that legitimate counselors provide for free. Never pay for foreclosure prevention counseling. HUD-certified counselors never charge for counseling services.
What to prepare for your first session: your most recent mortgage statement, your income documentation (pay stubs, benefit letters, tax returns), a list of your monthly expenses, your most recent property tax and insurance bills, and any correspondence from your servicer about delinquency, default, or foreclosure. The more complete your documentation, the more productive the session.
Housing counseling works best as part of a comprehensive strategy: use the counselor for education, financial analysis, and document preparation — then work with us for legal document preparation and direct negotiation with your servicer. The counselor helps you understand what's possible; we help you execute on it. Many of our clients use both services in parallel.
One session is rarely enough. Follow up with your counselor as your situation evolves. If you're denied for a modification, bring the denial letter to your counselor to review. If your financial situation changes, update them. HUD counseling is not a one-time consultation — it's an ongoing resource through the entire foreclosure prevention process.
