When Can I Buy a Home Again After Foreclosure?

Clear, realistic timelines for buying a home after foreclosure across FHA, VA, USDA, conventional, and non-QM loans — with extenuating circumstances.

The question every foreclosed homeowner asks: when can I own a home again? The answer depends on the loan type, the circumstances of your foreclosure, and your credit rebuilding efforts. Here's the detailed breakdown.

FHA loans: the fastest path. Standard waiting period is 3 years from the foreclosure completion date. With documented extenuating circumstances — job loss, medical emergency, divorce — the waiting period can be reduced to 1 year. You must show re-established credit with no late payments in the 12 months before application.

VA loans: best terms for veterans. Only 2 years after foreclosure — the shortest standard waiting period. With extenuating circumstances and strong compensating factors, as little as 1 year. No down payment and no mortgage insurance. Contact the VA at 877-827-3702.

USDA loans: 3-year waiting period with no provision for shortening based on extenuating circumstances. Conventional loans: 7 years without extenuating circumstances, 3 years with documented circumstances. Non-QM loans: as little as 1 day, but with higher rates and larger down payments.

During your waiting period: build your credit (target 640+ for FHA, 680+ for conventional), save for a down payment, avoid new late payments, maintain stable employment, and keep all foreclosure documentation for establishing extenuating circumstances.

The waiting period is your opportunity to position yourself as a strong borrower. Each on-time payment, each point your score increases, and each dollar you save moves you closer to holding the keys to your next home.
